Top Things People Wish They’d Known Before Moving House

When you move house, there are two things to note – it is a huge milestone but also a major stressor. The majority of people only realise the various pitfalls, oversights and hidden costs once they are already deep in the process (along with the vast array of boxes and paperwork). In my latest article, I will share some of the most common regrets and issues that homeowners (and those who rent) often experience during a move. Carry on reading for more.

In the following points, I will divulge a handful of “if only I’d have known beforehand” moments, which you can use as a guide to help you avoid typical mistakes (and unnecessary headaches!).

How Costs Can Creep Up

Moving house is often an expensive process; therefore, it is essential that you calculate the costs, set a budget, and be prepared for any unexpected fees that may arise. Ensure that you thoroughly research and compare the various options available so you can be confident of a good deal. Some of the main costs that you need to factor in are as follows –

  • Estate agent fees
  • Solicitor fees
  • Stamp duty
  • Boxes and packing materials
  • Removal fees
  • Survey fees
  • Mortgage fees
  • Home Insurance
  • Cleaning and repairs
  • Storage costs

The Correct Location Is Essential

Many house hunters fall into the trap of falling in love with a property without ever considering the location (which is something that is just as important as the building itself).  It is vital that you move into an area which is an excellent fit for your individual lifestyle and needs.

Remember to consider factors such as transport links, distance from work, any local amenities, green spaces and (crucially) the overall feel of the local neighbourhood. If possible, spend some time in the area, visit the local shops, and enjoy a meal at a local restaurant to ensure you’re making the right decision (especially before you sign your name on the dotted line).

Hidden Dangers Inside The Walls

A good tip is to be aware of any hidden issues in your potential new home (especially if it is an older property). For example, there could be damp or mould, faulty wiring, or poor insulation hiding within the walls.

It is vital that you request the completion of a survey before making your final decision. Furthermore, it is worth considering new build homes as they will general have no issues (although you should still get a survey for extra peace of mind).

Moving At The Wrong Time

If you are thinking of moving, you need also to consider the date and time. For example, if you plan to move during school holidays or the weekend, it can be expensive (and extra stressful!) as removal companies are more than likely booked up quickly.

As such, moving home during quieter periods (such as midweek and away from school holidays) is a much more cost-effective process (and will also be far easier!).

Commuting And Connectivity

Another important point is to complete a test run of the commute to and from work before you decide on a new property (it could be an overly long journey or require multiple stops).

Additionally, in our modern world, connectivity is key (especially if you plan to work remotely from home). Always check that you can enjoy a good signal with fast internet before making this big commitment!

Check Your Storage Options

It is easy to overlook, especially with all the other factors to consider when buying a new home, but storage space can have a significant impact on your daily life at home. If you have an abundance of items and belongings, it may be worth considering extra storage solutions if you find that everything will be a tight squeeze!

Many of these lessons were learnt the hard way during a move (which unfortunately caused a wave of issues and unnecessary worries). However, now that you are fully aware of these potential problems in advance, you can plan a smooth and totally successful house move and soon be safely settled into your dream home.
